All accommodation is let on a Room Only basis - which means that breakfast is not included in the tariff. Please note that we are not VAT registered.

Arrival - The property is not manned 24 hours a day—therefore an approximate time of arrival will be required. For guests anticipating arrival after 5.00 in the evenings—keys will have to be collected from our sister hotel—Timbertop—which is at 8 Victoria Park.
Departure - On the day of departure you will be required to vacate the accommodation by 11.00am.
